School is not out forever, and in fact, most schools are starting up again next week. Harrisonburg is beginning to see the flood of college students returning from Summer vacation and ramping up to start the 2009 - 2010 school year. I personally love this time of year! New beginnings, new opportunities, a fresh start… and not just for those in school.
The real estate market tends to slow down in August, what with final vacations underway and getting ready for school to start. Here is what folks in the real estate market are doing to prepare for Fall:
Real Estate Agents
August is a time for real estate agents to “catch up” from the flurry of business from the Summer months, and to refocus and re-organize for September and October.
Home Buyers
Home buyers are still in search of that perfect home, and the school district rating is a very important part of many buyers’ search criteria. New buyers are coming into the picture now, too, as Fall is just around the corner. More listings will be coming on the market soon, so these buyers are starting their search at just the right time.
Home Sellers
Many home sellers have had their house on the market throughout the Summer months (and maybe even Spring!), but they should not lose hope. Many home buyers start searching after the hustle and bustle of the end of Summer fades away. September and October bring a fresh start to the home search process for many buyers, which bodes well for many sellers. Just make sure your house is ready to show and in ship-shape condition!
Lenders
Mortgage brokers are busy getting paperwork completed for those getting ready to head to the closing table, and are meeting with folks ready to delve into the home buying process. Interest rates are still low, and the first-time home buyer tax credit will expire soon (take advantage of this by closing on or before November 30, 2009!).
