Sales Trends for Harrisonburg and Rockingham County

It is always interesting to see the sales trends over time for any particular area. Below is a simple and basic chart showing the median sales prices for residential homes (single family homes and townhomes) for a variety of towns in our area, including Harrisonburg, from 2006 to present day.

You’ll notice that Penn Laird has historically been higher in sales price than the other parts of the area, probably due to the great location, quality new construction, and school districts. However, Penn Laird, along with Elkton, Bridgewater, and McGaheysville, have all decreased over time with regards to median sales price.

On a positive note, Dayton, Broadway, and Harrisonburg have all experienced an increase in median sales price since 2006! This just shows us that our area has held relatively steady in terms of home values and sales prices than most other parts of the nation. Values have not dropped significantly over time, and in some areas, increases are occurring! Perhaps the market is turning a corner…
